Availability & Floorplans

  • Can I be added to a waitlist if no units are available?

    Yes, you can be added to the waitlist and informed when units are available at Ocio Plaza Del Rio.

  • Are there short-term or flexible lease options available?

    Yes! Ocio Plaza Del Rio offers 3-24 month lease terms.

  • Do prices change based on lease term or floor plan?

    Yes, pricing may be customized based on preferred lease term, floor plan, and move-in date specifications.

Application & Leasing

  • What is the application process and timeline?

    Applicants may apply for an apartment or to be on our waitlist on our website via the 'Apply Now' link or in person at our leasing office. The rental application will be reviewed when submitted to ensure we have all information needed to determine your eligibility. Our goal is to reach a decision within 24-48 hours of application submission.

  • What documents are required to apply?

    Each applicant must provide government photo identification as well as proof of income for verification purposes.

  • Can I lease an apartment without an in-person visit?

    Yes! You may apply on our website via the 'Apply Here' link. We will require a clear scanned photocopy of your government-issued form of identification for verification purposes.

Fees & Payments

  • What fees are due at move-in and what fees are due when I apply (application, admin, deposit)?

    Prorated rent and monthly fees, such as valet trash, package locker, and building facilities, and applicable pet fees are due at move-in. A $55 application fee per applicant and a one-time administrative fee of $250 are due at the time of the application. A $500 refundable security deposit is due within 72 hours of application approval.

  • Are there additional monthly fees (pet rent, parking, amenities)?

    There is a $25 monthly fee for valet trash doorstep collection, a $20 monthly fee for our Luxer One parcel lockers, and a $10.95 monthly fee for building facilities. We offer garages to rent for $175/month. Applicable pet rent is $40/month per pet.

  • What payment methods are accepted?

    We accept online payments via bank account (ACH) and third-party debit or credit cards, or physical checks, cashier's checks, or money orders paid in person at the leasing office.

  • Are late fees charged for late rent, and when?

    Late fees are charged as a percentage of base rent on the 4th of each month.

Resident Policies

  • What is the guest policy?

    We love our residents' guests! However, persons not occupying the apartment may not stay in the apartment for more than 7 consecutive days, and residents may enjoy our pool areas with a maximum of 2 guests at a time.

  • What is your smoking policy?

    Ocio Plaza Del Rio is a non-smoking community, including inside and outside of the dwellings, hallways, patios, common areas, and amenities.

Parking & Transportation

  • Are parking permits required?

    No, parking permints are not required at Ocio Plaza Del Rio.

Utilities & Services

  • How do I set up electricity, water, and internet?

    Water is billed through our community billing team.

  • What internet or cable providers service the community?

    Our cable and internet provider is Cox Communications.

  • Is renters insurance required?

    Yes, we require all residents to carry legal liability coverage of $100,000 during the term of their lease.

  • Is trash, recycling, and pest control provided? If yes, what are the fee costs?

    Yes, we bill for common trash and pest control through our billing provider monthly on top of monthly rent charges.

Maintenance & Community

  • Is emergency maintenance available 24/7 and how do I submit an emergency maintenance request?

    Yes, Ocio Plaza Del Rio responds to emergency maintenance requests. To submit an emergency maintenance request, call our leasing office and select the prompt to leave a message for our on-call team.

Move-In & Move-Out

  • How do I schedule my move-in date and time?

    Our leasing team will reach out and schedule your move-in appointment time within two weeks of your move-in date.

  • What is the move-out notice period?

    A written 60-day notice to vacate submitted to our leasing office is required.

  • Are accessible (ADA) apartments available?
